(1) Complete Rental Analysis. A survey of comparable rental properties is performed to accurately determine the true rental value of the property, assuring the highest possible income for your investment.
(2) Extensive Advertising. Our widely diversified advertising methods reach far more prospective tenants then the conventional methods employed by most management firms. We will place an attractive yard sign on the premises, and advertise on multiple internet sites and feature QR Codes on the signs at the property for full informational access with any smart phone or tablet.
(3) Showings and Negotiations. All showings and tenant negotiations are handled by an experienced property manager. Any special terms are discussed with the owner before they are approved on the lease agreement with the tenant.
(4) Tenant Screening. Tenant evaluations include verification of employment, income, references, past rental history, eviction check, as well as a full credit history and criminal background check to determine the most qualified applicant for the property.
(5) 24-Hour Coverage. Our office is answered by a live person 7 days a week 24 hours a day so that all emergency situations are handled quickly and efficiently, preventing further problems.
(6) Maintenance. All repairs, minor as well as major are handled by experienced, competent personnel. You also have the choice to use maintenance professionals of your choice.
(7) Comprehensive Accounting System. State of the art methods are used to make sure all records are accurate, understandable, and up to date. Our accounting services include the following:
- Itemized accounting for all income and expense on the property every month.
- Clear, concise Income Statements and Transaction Registers which are mailed to you each month with your rental proceeds check.
- Year-end statements and 1099 forms provided to assist in the preparation of tax returns.
(8) Periodic Inspections. The property is inspected for tenant abuse as well as preventing further damage from any deferred maintenance.
(9) No Set-Up Fees, or Cancellation Charges.
- Property Management fees are structured to your individual needs with Homes, Townhomes and Condominiums our fee ranges from 8% to 10% depending on residential management requirements.
- Initial rental and tenant screening fee of ½ a month’s rent or a minimum charge of $450.00 at the time the property is rented.
- For all individual trust accounts a bank service fee of $5.00 per month is charged by the bank.
- Tenant charges include a $150.00 posting fee and 3-day fees if applicable.
(10) Our Guarantee of Satisfaction. You can cancel your agreement at any time with a thirty day notice. Our goal is your constant satisfaction.
